After a leak, two different kinds of work usually follow each other. The first is mitigation: getting water out and drying the structure. The second is reconstruction: putting the rooms back together.
People often use the words as if they mean the same thing. They don't. Mixing them up leads to the wrong bid and the wrong crew on site.
What mitigation does
Mitigation is the drying stage. Standing water comes out. Materials that can't dry in place may be removed. Equipment runs until moisture readings say the structure is dry.
The goal is a dry home, not a finished room. Mitigation notes and photos matter later, because reconstruction has to match what was removed.
What reconstruction does
Reconstruction starts once the structure is dry. Flood Rewind focuses on this stage. We help put your home back together: drywall, flooring, cabinetry and millwork, interior painting, trim and finish carpentry.
The repair plan looks different from a drying invoice. You should see rooms and trades, not equipment days.
Why the handoff matters
Closing a wall before readings confirm it's dry traps moisture. Starting finish work before the scope is clear leads to change orders. Waiting with no rebuild plan leaves the house open longer than it needs to be.
A clean handoff includes final moisture readings, a list of what was removed, photos of open areas and a repair plan that maps each line to a room.
Who does which part
Some companies only mitigate. Some only rebuild. Flood Rewind is the reconstruction company. We rebuild after the water is gone. If drying is still underway, we can still take a look, prepare a repair plan and schedule work to start when readings allow.
Before you hire, ask whether the bid is for drying, rebuilding or both. Ask whether final readings have been taken. Ask who talks with the adjuster about the rebuild scope.
If drying is finished and you need rooms rebuilt, see how Flood Rewind handles reconstruction or request a free evaluation.
