Water damage reconstruction is the rebuild that comes after a leak, flood or appliance failure. A mitigation company removes the water and dries the structure. Then a reconstruction contractor like Flood Rewind puts the home or business back together: walls, ceilings, floors, cabinets, trim, paint and the systems behind the walls.

We're based in Overland Park and work across the Kansas City area. Our estimators and project managers handle the whole rebuild, working with a network of skilled subcontractors so you have one team and one point of contact from the first walk-through to the final coat of paint.

Signs you need reconstruction

You need reconstruction when the mitigation work is done but your home isn't livable or finished yet. Common signs:

  • Flood cuts along the bottom of the walls, or ceilings that were opened up
  • Carpet, pad, laminate or vinyl that was pulled out
  • Baseboards, door casing and doors that were removed or are swollen
  • Kitchen or bathroom cabinets that have swollen, warped or delaminated
  • Insulation, framing or wiring that was exposed when walls came down
  • An insurance claim that's open, with an adjuster asking for a rebuild estimate

Our process after mitigation

Every project follows the same order:

  1. Walk-through: after your mitigation company confirms the structure is dry, we inspect every affected room with you.
  2. Detailed estimate: we document the damage and finishes in an Xactimate estimate (the software adjusters use), adjusted to local pricing when real costs differ.
  3. Insurance coordination: we work with your adjuster on an agreed scope (see insurance claim reconstruction).
  4. Rebuild: framing and system repairs come first, then drywall, paint, flooring, trim and cabinets.
  5. Final walk-through: we review the work with you. Completed work carries a one-year workmanship warranty.

What gets rebuilt, room by room

Every water loss is different, but most rebuilds fall into a few patterns:

  • Basements and lower levels: we replace drywall at a consistent height around each room, plus insulation, carpet or luxury vinyl plank, baseboards, doors, and any bar cabinetry or bathroom finishes. See finished basement reconstruction.
  • Kitchens: base cabinets, toe kicks, countertops that had to come off, drywall behind the refrigerator or sink, and flooring that runs under the cabinets or into the next room.
  • Bathrooms and laundry rooms: subfloor, vanities, tile or LVP, washer-box walls, and often the ceiling of the room below.
  • Ceilings: drywall and texture under upstairs bathrooms, laundry rooms and attic plumbing.

Typical timelines

Timelines depend on the size of the loss, how quickly the insurance scope is agreed, and how long materials take to arrive. As a rough guide:

  • One room of drywall and paint: often a few days of work once the scope is approved.
  • A kitchen: cabinet and countertop lead times usually set the schedule, so plan on several weeks.
  • A full finished basement: several weeks is common, depending on flooring, cabinetry and bathroom selections.

Common delays include supplement approvals, discontinued products, permit inspections and changed selections. We'll give you a schedule with your estimate.

Matching finishes

A repair should look like it was never needed. Insurance policies generally call for materials of "like kind and quality," and in practice that often means more than replacing only the wet pieces. Paint usually needs to cover a full wall or ceiling to avoid a visible patch. Wall and ceiling texture has to be matched by hand. Trim profiles, cabinet door styles and continuous flooring all need to line up with what's left. When a product is discontinued, we show you the closest options and document the issue so your adjuster can decide how far the replacement should extend.

Permits and inspections

Whether a repair needs a permit depends on the city and the scope of work. Electrical, plumbing and structural framing repairs are the most likely to need one, while paint and most finish work usually don't. We handle permits when your project needs them and build any inspections into the schedule.

We write a detailed estimate, communicate with your adjuster and work toward a scope that returns your property to its pre-loss condition with materials of like kind and quality. In a covered claim, you typically pay your deductible.

They dry it, we fix it

What's the difference between mitigation and reconstruction?

Mitigation stops the water and dries the structure. Reconstruction rebuilds what was removed or damaged. Flood Rewind does reconstruction, and the property's mitigation company handles the dry-out.

Can I live at home during the rebuild?

Often, yes, especially when the damage is limited to a basement or a few rooms. If your only kitchen or bathroom is out of service, ask your adjuster whether your policy includes loss-of-use coverage.

Do I need a permit for the repairs?

It depends on your city and the work involved. Electrical, plumbing and structural repairs are the most likely to need one. We handle permits when your project needs them.
