Choosing Flooring After Water Damage

Hardwood floor installation during a water damage rebuild

Flooring choices after water damage mix how you use the room with what your repair plan covers. The goal is a floor that fits the agreed scope and holds up day to day.

Don't lock in a product before you know the subfloor is dry and sound.

Start with what failed

Hardwood may cup or crown when water sits underneath. Some floors can be refinished after thorough drying. Others need full replacement. Carpet pad almost always comes out when it's been soaked.

Ask about moisture readings on the subfloor before you choose. Rebuilding over a damp subfloor invites the next problem.

Matching the scope

Policies often aim to return a room to a similar condition, not to fund an upgrade. If you want a nicer product than what was there, plan to pay the difference and keep that split clear on the repair plan.

We'll help document the flooring work needed to put the affected areas back together.

Material trade-offs

  • Hardwood: Familiar in many Kansas City area homes. Needs a dry subfloor and time to acclimate.
  • Luxury vinyl plank: Often more water-tolerant at the surface. Still needs a sound, dry underlayment.
  • Tile: Durable in baths and laundry rooms. Grout and underlayment still matter.
  • Carpet: Comfortable and often cost-effective. Pad should be new after a soak.

Flooring usually waits until drywall dust is under control. Your schedule should show when flooring lands relative to paint and trim.

Before you decide

Ask whether the subfloor is ready, whether the selection fits the agreed scope or is an upgrade, and how long after install before furniture can go back.
